Gijón
Gijón applied a one-year moratorium (2024-2025) on new tourist-rental permits (environmental communications) in the Centro, La Arena and Cimadevilla districts; the moratorium expired in February 2025, and in June 2026 the municipal government voted down a proposal to renew it or amend the general zoning plan. Separately, La Arena and Cimadevilla were declared 'stressed residential market zones' (Resolution of 14 May 2026, BOPA 21 May 2026; three years, renewable). The designation affects primary-residence rents; its effect on tourist rentals is not confirmed in an official source.
