Legal basis for tourist rentals in Galicia

The rules everything above rests on, with the review notes.

Legal basis

Decreto 12/2017, de 26 de enero

Legal basis

    Source: xunta.gal

Notes

Base regulation (Decreto 12/2017, Ley 7/2011) and the registration procedure (REAT, TU986D) were confirmed via DOG and sede.xunta.gal. A Coruña's municipal layer (ordinance in force and judicially upheld) was confirmed with primary and press sources; Vigo's is documented but explicitly left as IN PROGRESS, not confirmed as in force. Not confirmed against the full primary legal text: the exact penalty tiers (sourced from a specialized legal portal, not the consolidated BOE/DOG text) and the technical surface/capacity requirements — it couldn't be determined with certainty whether the 10-guest cap and minimum bedroom sizes apply to the professional single-family "vivienda turística" category or specifically to VUT, so this is left unconfirmed for that ambiguity. No recent, VUT-specific regional reform of Decreto 12/2017 was found beyond the Decreto 128/2023 habitability tweak and the nationwide reforms (April 2025 LPH, SES.Hospedajes).
