Short-term rental rules in Galicia
VUT (tourist-use home) — handed over to third parties repeatedly (2 or more times a year) for payment, for stays under 30 consecutive days. Registro de Empresas y Actividades Turísticas de Galicia (REAT)
A declaración responsable (sworn compliance statement, procedure TU986D: activity start, notice of changes, and cessation) filed with the provincial office of the Galician Tourism Agency, using the Annex V form. Registration in the REAT happens ex officio, with a 15-day notification deadline from filing (art. 43). Changes must be reported within 10 days.

A Coruña
A Coruña's Ordenanza Reguladora de las Viviendas de Uso Turístico, definitively approved on 5 June 2025. It requires a municipal permit (mandatory alongside the national Unified Registry) to operate, and restricts VUT to ground floors, first floors with no home below, and buildings dedicated exclusively to this use. A challenge to the ordinance was dismissed by the Galician High Court (TSXG) on 13 May 2026, which upheld the rule in full. Per local press, the number of VUT listings in A Coruña fell 4.6% since the ordinance's approval.
