  • Santander

    Santander's PGOU (general urban plan, 1997) restricts tourist-use dwellings to the ground floor, the floor immediately above, or basement level — a municipal planning restriction on top of the urban-compatibility report that Decreto 50/2025 has generally required for all new properties since July 2025.

Not found in a public official source: periodic registry expiry — several industry blogs claim the registration number 'is valid for one year and must be renewed annually', but this wasn't found in any official or legal source, so it's left unconfirmed (not to be confused with the separate national Registro Único de arrendamientos under RD 1312/2024). Fixed minimum surface/occupancy figures weren't located: Decreto 50/2025 defers to a case-by-case technical certification rather than published numeric thresholds.
