Local requirements

  • A Coruña

A Coruña's Ordenanza Reguladora de las Viviendas de Uso Turístico, definitively approved on 5 June 2025. It requires a municipal permit to operate (alongside the regional REAT registration; the national Unified Registry was annulled by Supreme Court ruling STS 620/2026), and restricts VUT to ground floors, first floors with no home below, and buildings dedicated exclusively to this use. A challenge to the ordinance was dismissed by the Galician High Court (TSXG) on 13 May 2026, which upheld the rule in full. Per local press, the number of VUT listings in A Coruña fell 4.6% since the ordinance's approval.

    Vigo

A municipal ordinance regulating the rollout, intensity, and operation of VUT and tourist apartments/homes (AT), given initial council approval on 23 Feb 2026. It bans VUT in publicly subsidized or officially protected housing; requires fully independent access, stairwells, and elevators from residential units in existing buildings; and allows the city to declare "saturated" zones with capped intensity. It went through public comment and a hearing period (30 business days, through 29 Apr 2026); as of this verification (16 Jul 2026) no confirmation of its final approval or publication in the Provincial Official Bulletin was found, so it is treated as IN PROGRESS, not confirmed as yet in force.
