An additional municipal procedure, "Apertura de alojamientos turísticos en viviendas": a full tourist home needs a municipal usage license (€631.10 per filing); room rentals only need a notice (€7). Conditions: valid habitability certificate, only one full tourist establishment per shared residential entrance in the building, room rentals capped at 50% of the home's surface or 50 m² (whichever is smaller), and prior approval from the homeowners' association under the Horizontal Property Law.
